A roof repair may be very minor in nature are it may be a very big problem. Roof leaks do not show up until the warranty has been long expired. It just seems that this is the case with most things in life. As with most roof systems, the warranties are usually 10 years and the roofing product is made to last 30 years. What happens is most roofs will not leak until they are into their 12th to 15th year. By this time most of the solvents and and tar paper have broken down due to the elements. Most shingles are designed to release granulation each and every year so that the material where is evenly. This process causes the root system to become porous over a period of time. Even though a roof is rated to last 30 years most of them will require a roof repair before their 15th year. As long as there is a competent roofing contractor to do the repair, it is not uncommon to get another 7 to 8 years of service out of the roof.

The most common type of roof leak occurs at or around a pipe or a chimney. The asphalt shingle is usually worn or damaged from years of being exposed to the elements. A local residential roofing contractor can surely remove the old shingles with a pry-bar and a hammer. Once the old shingles have been removed, new tar paper such as GAF shingle mate should be installed onto the existing substrate. There should be new asphalt shingles installed back onto the substrate. It is extremely important that the roofing technician caulks all articulations and penetrations that come through the substrate. The average cost for a roof repair is from $450 to upwards of $3000 depending on the extent of work and material required to complete the project. While many homeowners will complain that the calls are extremely high, a new roof system can cost from $8-$12,000. To avoid the cost of repairs, a preventative maintenance program would prevent most roof leaks.
